There is no useful fee comparison without scope
Spanish mortgage brokers do not all use the same pricing model. A service may use a fixed amount, a percentage, a success-linked fee or another clearly disclosed structure. The figure by itself says little unless you know what work is included and when it becomes payable.
Before engaging an intermediary, ask for written answers to four questions: what the service covers, what it costs, what event triggers the fee and what happens if the mortgage does not complete.
What a complete service may involve
The practical work can include an initial affordability review, document checklist, case structure, lender selection, application presentation, follow-up, comparison of offers and support through the formal pre-contract and signing stages.
Not every case needs the same work. A salaried Spanish resident with a simple purchase differs from a US-based company owner, a self-employed applicant or a buyer trying to complete within a short deposit-contract deadline.
The payment trigger matters
“Success fee” is not precise enough. Success might mean receiving a preliminary indication, obtaining a formal offer, signing the mortgage or completing the purchase. The agreement should define the trigger and any cancellation consequences.
Also clarify whether taxes are included in the quoted fee and whether any third-party costs are separate.
How to judge value
Do not compare the fee only with the nominal interest rate. Consider:
- whether the broker identifies viable lenders and avoids unsuitable applications;
- interest, term, arrangement fees and early-repayment terms;
- insurance and linked-product cost;
- the time and coordination required for the case;
- whether a difficult income or non-resident profile is properly explained;
- the economic value of meeting the purchase timetable.
A lower rate can be offset by expensive linked products. A slightly higher rate can also be poor value. Compare total cost over a realistic ownership period.
Registration and independence

Registration does not replace your own review of the service agreement. It gives you a concrete entity, regulatory framework and disclosure standard to verify.
Warning signs
Be cautious if someone guarantees approval, promises a loan percentage before assessing the file, refuses to define the payment trigger, will not identify the contracting entity or focuses only on the monthly payment while ignoring term and linked products.
A responsible broker should be willing to say that a case is not currently viable or that a direct lender route is sufficient.
