Straight answer

What you need to know

A mortgage broker in Reus assesses affordability, prepares the documentation and compares terms from different Spanish lenders using the same application. RCG Finance works from Salou, about 15 minutes by car, and supports residents, non-residents, self-employed buyers and mortgage switches across the Baix Camp, by video, phone or in person when needed.

How we help

A clearer route to a Spanish mortgage.

We prepare one coherent case, compare viable lenders and explain conditions in plain English before you make a decision.

01

Residents and non-residents

Local salaries, foreign income and non-resident status lead to different lender shortlists. We prepare each case the way the lender expects to read it.

02

Switching your mortgage

We compare your current mortgage with real offers and subtract the switching costs, so you only move if the saving is real.

03

Self-employed and investors

Tax returns, quarterly filings and business accounts are ordered to show stable income. Buy-to-let and company purchases are structured separately.

Your case

One city, many kinds of buyers.

Reus combines first-time buyers, families moving up, investors buying to let and international buyers who want lower prices than on the coast while staying close to the beaches and Reus Airport.

For a resale home of €180,000 with 80% financing, the cash needed is roughly €56,700: a €36,000 deposit, €18,000 of Catalan transfer tax (10%) and about €2,700 of notary, registry, agency and valuation costs. Non-residents usually receive a lower loan-to-value, so the deposit rises.

We work from Salou, not from a fictitious Reus office. The assessment and most of the process take place by phone or video, and we coordinate local appointments when the transaction requires them.

Frequently asked questions

Before you apply

What are the steps to get a mortgage in Reus?

Feasibility review, documentation, valuation and a binding offer (FEIN and FiAE). Spanish law requires the offer at least ten calendar days before signing and a free notary transparency appointment. We prepare the file and guide you through each step.

Can you help if I live outside Spain?

Yes. We begin remotely, help with the NIE and prepare a non-resident application with the documents from your country.

Do you charge for the initial assessment?

No. The initial assessment is free. Any later fee, and when it becomes payable, is explained in writing before you contract the service.

Can you guarantee approval or a specific rate?

No responsible intermediary can. The lender decides after assessing income, debts, savings and the valuation. We model realistic scenarios and explain the variables.
