Market data. Foreign buyers signed 25% of all home purchases in the province of Girona in 2025, the fifth-highest share in Spain.

Purchase tax · Catalonia. Catalonia charges transfer tax in bands, each rate on its own slice: 10% up to €600,000, 11% up to €900,000, 12% up to €1,500,000 and 13% above.

Market data. Barcelona ended August 2026 at €5,440/m² and Sitges was above €4,800/m² in summer 2026 (idealista).

Purchase tax · Catalonia. At these prices many purchases exceed €600,000 and reach the 11% band of Catalan transfer tax. Valuations can also come in below the price.

Valencia city, Gandia, Cullera, Sagunto

Market data. Valencia city stood at €3,469/m² in August 2026 (idealista), 6.1% higher than a year earlier.

Purchase tax · Valencian Community. Since 1 June 2026 standard transfer tax is 9%. Above €1,000,000 the 11% rate applies to the whole value, not only the excess.

Costa Blanca

Alicante, Jávea, Altea, Dénia, Torrevieja

Market data. Alicante city reached €2,721/m² in August 2026, an all-time high (idealista).

Purchase tax · Valencian Community. Same rules as Valencia: 9% transfer tax on resale homes (11% on the whole value above €1,000,000) and 1.4% stamp duty on new builds. Below €1,000,000, transfer tax is one point lower than Catalonia’s first band.

Murcia and the Mar Menor

Cartagena, San Javier, Los Alcázares, San Pedro del Pinatar, Mazarrón

Market data. Foreign buyers signed 21.4% of all home purchases in the Region of Murcia in 2025 (Land Registrars).

Purchase tax · Region of Murcia. The Region of Murcia charges a flat 7.75% transfer tax since July 2025 and 1.5% stamp duty on new builds. A few kilometres north, in Torrevieja, the Valencian 9% applies.

Market data. Marbella stood at €5,956/m² in August 2026, 4% higher than a year earlier (idealista).

Purchase tax · Andalusia. Andalusia charges a flat 7% transfer tax with no bands: a €1,500,000 home pays €105,000, against €165,000 in Catalonia.

Mallorca and the Balearics

Market data. The Balearic Islands had the highest share of foreign buyers of any Spanish region in Q2 2026: 32.27% of registered home purchases (Land Registrars).

Purchase tax · Balearic Islands. Transfer tax in bands, from 8% up to €400,000 to 13% above €2,000,000, and 1.5% stamp duty on new builds, rising to 2% on the whole value from €1,000,000.
