Yes, a non-resident can get a mortgage in Spain. Lenders typically finance 60–70% of the lower of purchase price and valuation, so plan on a 30–40% deposit plus purchase taxes and costs from your own funds. Your country of residence, income currency, tax returns, existing debts and intended use of the property all matter. Your case
A strong salary does not automatically produce a strong Spanish mortgage application. The bank must understand how stable the income is, how it is taxed, which currency it is paid in and what obligations already exist in your home country. Clear evidence can prevent avoidable delays.
Loan-to-value limits for non-residents are often more conservative than for residents, so the cash requirement extends beyond the deposit. Purchase taxes depend on the region: Catalonia, the Valencian Community, Andalusia, the Region of Murcia and the Balearic Islands each apply their own rates. For US-based buyers, lenders may request tax returns, credit information and detailed proof of assets. For UK and EU buyers, the exact evidence still varies by lender and employment structure. We confirm the case-specific list before submission.

The assessment, document preparation and much of the lender process can be handled remotely. Signing and powers of attorney depend on the transaction and the professionals involved, so these should be planned case by case.
No. Our office is in Salou, but we arrange mortgages for non-resident purchases along the Mediterranean coast, from the Costa Brava and Barcelona to Valencia, the Costa Blanca and the Costa del Sol. Outside Salou we work remotely and plan the signing with you.
