How to read it

Ten points less financing changes the budget.

On a €300,000 resale home in Catalonia, a resident financing 80% needs about €94,500 of their own money. A non-resident financing 70% needs about €124,500: €30,000 more deposit for the same home.

Lenders also compare the payment with your net income, including other loans. If your income does not support the loan shown, the calculator says so: the answer is a larger deposit or a lower price, not a longer term.

How much will a Spanish bank lend a non-resident?

Usually 60-70% of the lower of purchase price and valuation, against 80% for a resident. The calculator uses 70% as the ceiling; each lender sets its own limit depending on your country, currency and income.

How much is a €300,000 mortgage in Spain?

A €300,000 loan over 25 years at an assumed 3.5% costs about €1,502 a month. As a non-resident buying a €300,000 home, the loan would more likely be €210,000 (70%), about €1,051 a month on the same assumptions.

How much cash do I need to buy a €300,000 home in Spain?
