Buying in Tarragona needs about 30–32% of the price in cash: the 20% deposit plus taxes and costs, roughly €63,000 on a €200,000 flat. Note that the Catalan transfer tax has been progressive since June 2025 (10, 11, 12 and 13%), so the bill rises above €600,000.
Buying a flat in Tarragona has one part that almost nobody calculates properly until it is too late: the taxes and costs of the purchase, which are not included in the mortgage and add a significant amount on top of the price. How much cash you need
The rule of thumb for a main home: Spanish lenders finance up to about 80% of the lower of purchase price and valuation, and you contribute the rest. Adding taxes and costs:

For a second home, or if you live outside Spain, lenders often finance around 60–70%, so plan for a larger contribution.
Taxes and costs in Catalonia depend on the property
This is the part many buyers confuse. The main tax depends on whether the flat is resale or new build:

On top of that come notary, land registry and administration (gestoría) fees. The general transfer-tax scale in force since 27 June 2025 applies 10% up to €600,000, 11% on the band from €600,000 to €900,000, 12% from €900,000 to €1,500,000 and 13% above that. Reduced rates exist for some buyers, and a 20% rate applies to certain large holders and purchases of whole residential buildings. Check the current rates with the Catalan Tax Agency before fixing your numbers.

Valuation and the loan amount
The mortgage is not simply a percentage of the agreed price. The lender assesses you and an accepted property value, usually the lower of price and valuation. If the valuation comes in below the price, or the lender's policy supports less than expected, the difference comes out of your pocket.
Main home, second home and rental investment can receive different treatment. Non-resident status and income in another currency can also narrow the list of suitable lenders.
Documents and timing
Prepare identification, income, tax, bank and debt evidence, proof of savings and the property information. Overseas documents may need translation or certification. Do not leave the finance until shortly before completion. Reservation and arras deadlines should be reviewed by your lawyer with the mortgage process in mind.
Fixed, variable or mixed
With the property chosen and the costs calculated, the mortgage remains. There is no universally "best" option: it depends on how many years you will keep it and how much a rising payment would worry you. A fixed rate gives certainty for a premium; a variable rate starts cheaper but moves with Euribor. Why negotiate with several lenders
The most expensive mistake is signing your usual bank's first offer without comparing it with anything. A bank sharpens its price when it knows you are talking to others. Preparing one solid file, presenting it to several lenders at the same time and negotiating rate, linked products and fees is the work of a credit intermediary, regulated by Law 5/2019 and registered with the Bank of Spain (in our case, no.
