Switching your Spanish mortgage to another bank is worth it when the interest saved covers the switching costs within a reasonable period. Early-repayment and subrogation fees are capped by Law 5/2019 and depend on the rate type and years elapsed; the incoming lender usually absorbs valuation and agency costs. Compare total cost, not the instalment.
Subrogation, renegotiation or replacement
Spanish mortgage subrogation transfers an existing loan to another lender. A renegotiation, or novation, changes conditions with the current lender. A replacement loan cancels the old mortgage and creates a new one.
The routes have different costs, documentation and legal steps. Start by diagnosing the existing loan rather than assuming a switch is best.
Read the current mortgage
Collect the deed, latest balance, remaining term, rate and review date, compensation clauses, insurance and linked-product costs. Calculate the current payment and remaining total cost.
Then compare a new proposal on a consistent term. Extending the loan can create an attractive payment while increasing the total paid.
Include switching costs
Valuation, applicable compensation, formal costs and any new product expense affect the result. Use the actual deed and written offer because generic percentages can be misleading.

The current lender may respond
The legal process allows the existing lender to receive information and potentially make a counterproposal. Compare that response with the new lender’s formal conditions, not just an initial sales indication.
Decide using your real horizon
If switching costs take years to recover and you expect to sell or repay earlier, the transaction may not make economic sense. Also compare payment certainty, insurance, flexibility and service.
